Avail canceled everything and when I called. I waited on the phone for an hour then it said they were experiencing a brand wide system outage.
There is sometimes issues when my tenant owes money for back rent but the app will not allow a payment over the amount stated even when it is back pay.
I manage all my properties with Avail but I didn't know their customer service number (312-292-9347) is unmanned and will keep you on hold for as long as 2 hours just for a recorded voice to notify the caller that there is no representative to assist, so to leave a message.
Great customer service when needed but generally great help tools and user friendly.
I have used this app for 3 years.
I had created two leases one old and one new, both created before I joined, and so accidentally ( my fault) I created two charges for my tenant unknowingly.
We were beginning to wonder if the apartment would rent ar all.

Such a great and easy software to use.
If you’re new to Avail know that under each new lease agreement whether outside lease or using their lease agreement option ( may be a charge ? ) then comes the option of entering the rest of the info month to month charges etc..
Oh, and their virtual assistant is of no help either.
If you need help over the phone immediately or a real answer by email, you may have to wait for 4 days, the time it takes you to figure out how you may have messed up, on your own.
One of our guests was on hold for more than 4 hours and our rents were 5 days. Avail.
Avail customer service helped me with drafting my ad and we appreciated that.

Co has an amazing platform, but they are lacking on customer service for both the landlord and tenants which causes headache for the Landlord in the end.
Using a credit card to pay through Avail has made all these transactions more convenient.
The website is so easy to use and my renters can contact me about work orders and pay their rent online which is very helpful.
And if anything comes up they can access the app and let me know if there is a problem.
Plus, I can spread out my payments over the rest of the year which makes budgeting easier.
In my opinion, it could eventually replace some of the long existing rental property web-sites.
If there are any issues, their online assistance is great!
